Marine Amenity Management for Croatian and Adriatic Properties

Marine Amenity Management for Croatian and Adriatic Properties

Your guests arrive by water, and the dock is the first part of the property they touch. A Croatian or Adriatic hotel can run its moorings, tender arrivals and charter turnover on one live system, so the berth is ready before the boat is alongside, the charge is captured while the guest is still standing there, and the GM can say in September what the amenity actually earned. Harba is the operating system for the dock, and it sits alongside Opera, Mews, Cloudbeds or your internal stack. PMS for the room, Harba for the dock.

Configured per property, based on the number of berths and moorings and the scale of your marine operation. A demo confirms the right setup.

A year of dock revenue arrives in ten weeks, through the least organised part of the property

A year of dock revenue arrives in ten weeks, through the least organised part of the property

It is the second Saturday in August. Four charter boats are leaving, three are arriving on the same tide, a yacht anchored off the bay has sent a tender in for lunch, and the concierge is on the radio asking whether there is space at three o'clock. Somebody says yes, because saying no is awkward, and two boats end up at the same berth. A guest is told a berth fits and it does not. Power is worked out at departure from a number nobody can explain, and the owner pushes back in front of the people he brought aboard. By the time the pontoon is quiet the charges that were never written down are gone for good.

The rooms are run on a professional system, the restaurant is run on a professional system, and the dock is run on a spreadsheet and the memory of whoever is on shift. That gap shows up in two places the property cares about. The first is the guest experience, because a yacht-owning guest notices the difference between the front desk and the pontoon immediately. The second arrives in September, when the GM knows the amenity was busy and cannot put a number on what it earned.

A guest sails into a Greek island resort for a week in August. Inside the property, everything is connected. The PMS knows their name, their suite, their preferences and their history. Step down to the water, and that disappears. Berth availability lives in a file the dock manager updates by hand. The guest's mooring payment gets chased after departure. The dock team cannot see what the front desk already knows.

For a Mediterranean resort, that is a guest-experience gap in full view of the most valuable visitor of the season. The yacht-owning guest who just had a polished arrival at reception ties up at a berth managed on a spreadsheet, and the difference is obvious. Every one of those moments is one the property does not get back.

It is also revenue running through a tool that was never built to hold it. Day berths for visiting yachts, weekly moorings, shore power over four nights, tender transfers and dock-side services all carry real value across a Mediterranean season. On a spreadsheet, that revenue is estimated, chased or missed.

The dock at a Greek island resort has become guest-facing, billable and operationally important. It deserves the same system rigour the rest of the property already has.

Harba holds what the accommodation model was never designed to carry. Berths and moorings have real dimensions, vessels have length, beam and draft, boats are matched to berths that genuinely fit, shore power is metered, and charges are captured as the boat ties up. Your PMS keeps rooms, rates, folios and distribution exactly as they are, so there is no extension project and nothing for your front desk to relearn. On the Adriatic that matters in one specific way. A Saturday changeover has to run without anyone holding the whole picture in their head, and it has to leave behind a record complete enough to invoice from the same day.

What Harba runs on an Adriatic dock through a ten-week peak

What Harba runs on an Adriatic dock through a ten-week peak

Berths, moorings and poles sit on a live map with occupancy and payment status, so the Saturday changeover is read from one screen instead of assembled from a berth plan and three phone calls. Vessels carry length, beam and draft, and a boat is matched to a berth that actually fits, which is what stops a charter arriving to a space it cannot safely take. Arrivals can be booked in advance with a stated time, so the dock team knows what is coming, and regular visitors and tender runs can book and pay themselves rather than going through the concierge each time.

Shore power is metered and billed from real consumption, so the conversation at departure is about a reading the guest can check rather than a number someone estimated. Charges are settled at the dock by card, or put on account for the charter companies and agencies you invoice on a cycle, and seasonal berth holders run on recurring billing. Every charge stays tied to the berth, the vessel and the dates, which is what gives finance a marine revenue line they can reconcile alongside rooms, food and beverage and spa. The full case for running all of this without touching the system that runs your rooms is on the page about marine operations alongside your PMS.

There is a practical reason that record matters more in Croatia than it did two years ago. Since 1 January 2026 the Zakon o fiskalizaciji requires structured e-invoices between VAT-registered businesses established in Croatia, reported to the Tax Administration as they are issued, and fiscalisation now reaches consumer payments settled by bank transfer as well as cash and card. In plain terms, the charge data has to be right when the invoice goes out rather than tidied up at month end, which is difficult when the dock runs on notes. Harba is not a fiscalisation or e-invoicing provider, so your channel and your tax advice stay with your own advisers; what it does is make sure the underlying charges are complete and traceable when they reach it. The Tax Administration's Fiskalizacija eRačuna pages and the text of the Act in Narodne novine 89/2025 are the sources worth giving your finance team. Greek properties face the same question on a different timetable, set out in the guide to the myDATA deadline and berth invoices.

Harba gives the resort a real operational layer for the water, not another place to retype the same information:

Berth and mooring reservations and availability. Yacht guest payments and invoicing. CRM and vessel records. Live operational visibility across the dock. Contract management and recurring billing for seasonal berth holders. Communication tied to the actual guest and berth journey. Shore power, storage and wider modules as the marina grows. Harba's booking software and management platform cover the full operational picture.

One database for ops and boaters: every booking, check-in, payment and service request updates the operational record and the guest journey at once. Your dock team, finance and the guest all work from the same live picture, to the same standard as the front desk.

From parallel Excel to PMS-grade marine ops in one season: that is the transition Harba is built to deliver, and it is shorter than most resort teams expect.

Harba fits hotels, resorts and island properties along the Croatian and wider Adriatic coast where the water is part of the guest experience. That usually means moorings and day berths, charter and flotilla traffic, tenders coming in from yachts anchored offshore, or a small marina attached to the property. If the dock is the part of the stay you would least like a demanding guest to judge you on, this is for you.

It is not a fit for a property with two day berths and no metered power, where a simple note is genuinely enough. It is not a PMS replacement, not a berth-finding app for boaters, and not a fiscalisation or e-invoicing provider, so your invoicing channel and your tax advice remain your own arrangements. Saying that plainly is part of a serious evaluation.

Operational credibility

  • Oban Marina, Scotland. Faster guest check-in and lighter peak-season staffing after moving off manual processes.

  • Sejlforeningen Vikingen, Denmark. Moved from cash-based operations to a fully cashless digital model, with payments, invoicing and communication in one connected system.

  • Sønderborg Marina, Denmark. Manages multiple harbours from a single platform, with consistent visibility across guests, residents, invoices and communications.

These are marina operations rather than resort references, so read them as evidence the platform runs real dock conditions.

The rollout runs in three stages, timed around an Adriatic calendar.

  1. Core first, in the off-season. Berth and mooring map, guest and vessel records, booking and payment, so the season opens on the new system rather than switching mid-peak.

  2. The operational layer. Metered shore power, services, and recurring billing for seasonal holders and charter accounts, once the core is trusted.

  3. Reporting. Occupancy and marine revenue reporting for the GM and finance, when the foundation is stable.

The aim is to be working from the new system well before July, because a coast with a ten-week peak has no spare capacity for a changeover in season. If circumstances force a mid-season move, the sequence for doing it safely is in the guide to switching dock systems mid-season.

Habormaster at Sønderborg Marina, Denmark

“HarbaMaster has revolutionized our marina management and invoicing process!

My previous method of manually invoicing berth holders would take days, now only takes minutes! The software is easy to navigate and operate.

Whenever I think of a new feature that would make the system better, the team at Harba are super keen to hear my suggestions, discuss them and start working on implementation.

Highly recommended.”

How does a Croatian hotel handle a Saturday charter changeover?

With one live view of the departures and arrivals for that day, so berths are reallocated as boats leave instead of being reconstructed from a plan. Vessel dimensions are matched to berth dimensions, arrivals can be booked in advance with a stated time, and charges are raised as each boat ties up. That is what stops the changeover turning into an afternoon of radio calls and apologies.
